Pre-Listing Appraisals

Before a property goes on the market, an independent appraisal can give the seller and agent a clearer understanding of the evidence supporting its value. This is especially useful when the property is unusual or comparable sales are difficult to interpret.

A supported starting point

A pre-listing appraisal examines the property and its competitive market as of the agreed date. It can help place recent sales, competing listings, and the home’s particular features in context. The seller and agent use that information alongside their marketing strategy when deciding on an asking price.

When additional analysis helps

Rural homes, acreage, custom construction, unusual layouts, and significant condition differences may be difficult to compare using headline prices alone. Conflicting square-footage records or unfinished improvements can also raise questions. We discuss those issues before defining the assignment and identify information needed to address them.

Value and the eventual sale

An appraisal is an opinion of value on a specified date. The eventual price and time on market also depend on market changes, exposure, financing, negotiations, and the terms of a sale. If repairs or a proposed remodel are part of your question, identify the condition or scenario that needs to be analyzed.

Before the visit

Provide the address, anticipated listing schedule, known condition issues, and records of recent improvements. Plans, permits, a prior appraisal, or information about square-footage differences may be helpful. Your agent can share relevant market information for consideration; the value conclusion remains independent.
