Home Measurement Services

Reliable square footage helps homeowners, agents, and other professionals understand a property. A measurement service can help when public records, prior listings, plans, or existing reports contain different area figures.

A clear account of the space

Brian Melsheimer holds the Certified Home Measurement Specialist credential. Measurement assignments focus on documenting the relevant spaces and explaining how the reported areas were determined.

The applicable measurement method, included areas, and intended use are established before the assignment begins. Garages, accessory structures, below-grade areas, and other spaces may require separate reporting.

Common reasons to request measurement

  • Preparing a property for listing
  • Investigating a difference between public records and a prior listing
  • Documenting additions or changes to a home’s layout
  • Clarifying the relationship between the residence and accessory spaces
  • Obtaining independent measurements for planning or a property discussion

What the service does and does not establish

A measurement service documents physical area under the agreed method. It does not, by itself, establish market value, verify permits, confirm legal use, or replace a building inspection or boundary survey.

If the question also involves value, an accessory dwelling unit’s status, or a disputed property feature, let us know so we can discuss whether additional appraisal or specialist work is needed.

Preparing for the visit

Provide the property address, the reason for the measurement, and any plans, prior measurements, or records you would like considered. Arrange access to the spaces included in the assignment and identify any additions or separate structures.

We will confirm the scope, fee, and expected deliverables before scheduling.

Discuss the scope of your request

Tell us about the property or topic, your intended use, and any deadline. We will follow up to discuss the next step.
