Market Rent Analysis
A market rent analysis considers what a property could reasonably command under defined rental terms and market conditions. It can help owners, attorneys, and other advisers evaluate a rental question using property-specific evidence.
Define the rental arrangement
Rental terms can materially affect the answer. We establish the relevant property, effective date, tenancy or occupancy scenario, furnished or unfurnished condition, lease duration, and responsibility for utilities or other expenses. Current rent and market rent may differ.
Look beyond advertised asking rents
The analysis considers available rental evidence and the reliability of that information. Location, size, condition, amenities, included services, concessions, and lease terms may affect comparability. Asking rents can inform the analysis, but they do not by themselves establish the rent achieved in an agreement.
Match the report to the decision
Assignments may support ownership planning, a private rental discussion, or a legal matter involving the rental value of real estate. The scope and report identify the assumptions and limitations affecting the conclusion. A rent opinion does not itself establish a property’s legal rental use or resolve the terms of a lease.
Information to provide
Send the address, the reason for the analysis, the required date, and any deadline. Include an existing lease or proposed terms, a description of the space, photographs, and information about included furnishings, utilities, or amenities. For a past date or disputed occupancy, explain the circumstances so the scope can address them.
