The valuation question

Diminution in value assignments can involve property damage, construction defects, environmental concerns, neighboring uses, encroachments, or access limitations. The analysis begins by identifying the property rights, effective date, intended use, and specific condition being evaluated.

The appraisal addresses the valuation question defined in the engagement. Legal questions about responsibility, liability, or recoverable damages are addressed by counsel.

Market evidence and condition information

Brian evaluates available sales, property characteristics, market participant information, and other relevant evidence. Depending on the assignment, the analysis may compare supported scenarios or examine value before and after a particular event.

Repair costs can be relevant, but they are not automatically the same as a loss in market value. The analysis considers how buyers respond to the condition, the available remedy, and any remaining uncertainty.

A clear basis for the conclusion

Reports explain the data considered, the methods used, and the assumptions or limitations affecting the analysis. When a question requires expertise in engineering, construction, environmental conditions, or another field, relevant specialist information may be needed.

The conclusion remains independent of the result either party hopes to achieve.
